What is a “floating wall,” and do I need one?
One part of the wall is fixed, the other can slide, and there is a planned gap between them. One plate is fastened to the floor joists, the wall’s own top plate sits below it, and long spikes run through both, so the wall stays straight while the slab moves it up and down. Whether your basement needs one depends on the house and on the department that issues your permit.
How is basement framing different from framing an above-grade room?
Basement framing has to account for concrete foundation walls, moisture, and Colorado’s expansive soils, which means floating top tracks, vapor barriers, and pressure-treated bottom plates that above-grade framing doesn’t need.
Do all basement walls need to float, or just some?
Walls that sit on a basement slab that can move need to float, so the slab can rise and fall without pushing them into the house above. Which walls that covers depends on the house.
What happens if my basement already has rigid, non-floating walls?
A wall nailed tight at the slab and again at the joists overhead has nowhere to go when the slab rises, so it pushes on the floor above. Upstairs, that can show up as cracked drywall or doors that stick. Reframing walls like these with a planned gap at the top is part of our basement remodeling work, and we can look at yours during a free estimate.
Do you handle the layout and design, or do I need my own plans?
We can frame from your architect’s plans, or work with you directly on layout (room placement, doorway widths, and header heights) if you don’t have drawings yet.
How do you work with other trades?
We plan which trades each job needs and work with them where their work meets ours. Jose can also refer trades he trusts, so you can get your own quotes.
What’s included in a full basement finish?
It takes a bare basement to finished rooms. The work starts with layout and framing, followed by the electrical, plumbing, and duct rough-ins. Insulation and drywall come next, then doors, trim, paint, and flooring, and a final walkthrough with you closes out the job. Framing is our core work, and for the rest we plan the job and work with the trades it needs.
Will a basement bathroom cause moisture or mold problems?
It can if the moisture isn’t planned for. A shower puts warm, humid air into a room that sits against cool concrete. An exhaust fan vented outdoors and drywall made for bathrooms are standard parts of the plan. If the basement has a history of dampness or leaks, have it looked at before the walls close in.
What’s not included in a full basement finish?
Scope differs from one basement to the next, so we go over what your project covers at the free estimate. If you’re unsure about something, from a wet bar to a new basement window, ask us then and we’ll tell you whether it’s part of the job.
